A ft loft-style condo in Hudson Square in downtown Manhattan offered the ideal canvas for a thoughtfully considered re-visioning: a residence that would feel at once urbane, personal and deeply rooted in the owner’s story. Engaged by a young tech executive, Elmo Studios set out to transform the space into a refined contemporary sanctuary that quietly celebrates heritage, craft, and artful accumulation.

The original unit—two bedrooms and two-and-a-half baths—presented strong bones including generous light and loft proportions, yet lacked the soulful layering and tailored infrastructure befitting the owner’s ambitions. Recognizing the opportunity, Elmo Studios undertook a comprehensive interior architectural re-working: reconfiguring the layout to better suit daily living and hospitality, converting the secondary bedroom into a flexible study/guest room, and executing a full aesthetic refresh.

Materiality and articulation became the dual anchors of the intervention. Custom oak millwork and richly textured stone surfaces ground the principal spaces in tactile ease; luminous, honed slabs wrap key volumes and create an understated stage for the owner’s art collection and personal objects. The palette is restrained yet layered, balancing quiet mid-century modernism with subtle cultural inflections drawn from the homeowner’s Iranian heritage.

Spatially, the loft embraces fluidity and function. The new kitchen becomes both a domestic and social node, seamlessly integrated into the living and dining zone. The guest/study conversion reflects a contemporary adaptability, allowing the home to shift between intimate everyday life and curated entertaining. In every gesture—whether through concealed storage, refined joinery, or an appropriately scaled lighting scheme—Elmo Studios prioritised spatial clarity, material richness and an underlying warmth.

Ultimately, Greenwich Loft reads as a quiet testament to personal identity through design: a home where architecture, interior and collection come into dialogue, where modern living is enlivened by cultural resonance, and where every surface and transition is considered. The result is a balanced, layered dwelling—a sanctuary for the city that both reflects and supports its occupant.
